Ira Meislik’s Latest Article Exploring Problems In Assignment and Subletting Is Published

Commercial Leasing Law & Strategy, a leading industry newsletter has just published the second part of a three-part article written by Meislik & Meislik’s Managing Principal, Ira Meislik. Titled: How to Create Common and Uncommon Assignment/Subletting Problems, the article, in the July, 2009 edition, explores the use of assignment and subletting rights as part of a tenant’s exit strategy. The second part singles out certain indirect transactions that take on the characteristics of assignments. It also describes a number of ways that a tenant, using creative structuring of assignee entities, can avoid restrictions commonly found in leases. Lastly, Ira Meislik describes a number of lesser know ways in which restrictions on assignment and subletting can be circumvented.

Meislik & Meislik Attorney Ira Meislik Earns Recognition as a LEED® Accredited Professional

Ira Meislik, managing principal of Meislik & Meislik, a New Jersey law firm, has been designated by the United States Green Building Council as a Leadership in Energy and Environmental Design LEED® Accredited Professional (LEED®AP). As of the date of his accredidation, there were only eight other New Jersey lawyers holding this distinguished credential.

LEED is an internationally recognized green building certification system, providing third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.

Developed by the U.S. Green Building Council, government agencies throughout the United States increasingly are incorporating LEED guidelines into building codes. Mark Morfopoulos’s Lease Audits Article Is Published

“Lease Audits: Adding Value in Troubled Times,” Mark Morfopoulos’s newest article, has just been published in the June 2009 edition of Commercial Leasing Law & Strategy. In his article, Mark points out how, by conducting a lease audit, a tenant can keep its costs under control. In these trying economic times, a tenant’s very existence may depend upon its ability to reduce costs by avoiding payment of unjustified pass-through type expenses. Mark addresses critical issues such as verification of proportionate share, looking for items excluded by the lease’s provisions, but improperly billed as part of the landlord’s expenses, and the right to conduct audits in the first place. Ira Meislik Named One of New Jersey’s Top Real Estate Attorneys

Ira Meislik, managing principal of the Montclair, New Jersey law firm of Meislik & Meislik has been named by Real Estate New Jersey magazine as one of the Garden State’s top real estate attorneys. The complete article appears in its May/June 2009 edition.

In this, its third annual compilation of New Jersey’s top real estate attorneys, the magazine said that picking from the nominations “was a tough task, because all were talented, smart and experienced. But these names stood out for their in-depth knowledge of the real estate industry and involvement in some of the state’s biggest projects.” Real Estate New Jersey went out of its way to note that Ira Meislik was named this year by Boston-based BTI Consulting as one of only 176 attorneys nationwide identified by Fortune 1000 companies as providing outstanding client service.

Karen Abrams to Participate in “Nuts and Bolts of Retail Leases” Program

Karen Abrams of Meislik & Meislik has been invited to lead the upcoming July 23, 2009 Nuts and Bolts of Retail Leases program to be presented by the Retail Leasing Committee in the Real Property, Trust and Estate Law Section of the American Bar Association. The focus of the program will be “Insurance and Indemnity,” an often highly confusing topic for real estate attorneys and other professionals.

“Nuts and Bolts of Retail Leases” is a bi-monthly conference call series designed to provide newly practicing lawyers, as well as those new to the retail leasing field, with a basic understanding of the provisions and concepts that are unique to retail leases.
